Residential: Long-Term Rental Property

Eldert Loft Bedroom 1

This 2,000+-square-foot Brooklyn artist loft featured five bedrooms in need of major renovation—unfinished drywall, exposed spray foam, and plywood subfloors on the second floor.

As the designer and builder, I re-drywalled the space and installed a resilient textured laminate floor to maximize durability. I designed and built custom furniture tailored to the small footprint, providing both storage and a functional workspace. Despite the raw starting point, the finished room feels bright, spacious, and cozy—and was rented within a week of completion at 50% above the previous rate.

The finished space feels open and airy. There's plenty of room to work at the long desk, the closet space has ample room to add a small dresser as well as hang clothes, custom shelving provides added storage. The bed frame was also custom-built to allow enough room for extra storage to be slid below if needed.

Working with a small footprint, I worked to create a room that had all the necessities, but still felt spacious. The main focus was on building some custom furniture pieces that were proportional to the space, such as the long desk that doubles as a nightstand, a bed frame that was high enough for storage, as well as the custom closet space.

Constraints:
  • Limited budget

  • Small Space w/Low Ceilings

  • Pipes – common occurrence in industrial spaces, takes a little planning to ensure they're not intrusive.

Goals:
  • Make the most use of the space by building furniture that was proportional to the room (Custom desk, bed frame, closet, and shelving).

  • Increase storage space

  • Help reduce noise by sound-dampening ceiling

  • Add flooring & drywall

 
 

Building & Construction Progress

BEDROOM: BEFORE

This bedroom felt dingy and unfinished. Drywall was hung poorly, paint was flaking, spray foam was used everywhere, and there was only plywood subfloors. This room felt cramped and small.

What I Did:
  • Designed & built a custom desk, closet space, shelf, and bedframe

  • Sourced additional furniture & accessories

  • Building & Construction of space
